Today marks the day that the North Coast Transition Society receives the keys for Raffles.
The building was purchased in partnership with The City of Prince Rupert, Government of B.C. and North Coast Transition Society. The hotel is to be converted into supportive housing with up to 48 units.
The complete building will have the capacity for a 35-space temporary shelter or an extreme weather response shelter. Construction will begin in fall 2020. The shelter portion of the building is expected to open in early 2021, with the supportive homes ready by fall 2021.
The photo was provided by the North Coast Transition Society and shows the view from inside the building.
At one point in time the roofing material lift off in severe winds and things went dramatically down hill after that. Before that, constant ongoing plumbing problems either pinholes or joint failures. Plumbing needs total replacement, we have acidic water which eats copper & brass & hot water tanks. These 2 gives raise to pervasive mold problems. The other is bed bugs, the whole building needs to ensure they have been eradicated. All walls need to be spray foamed with insulation for energy efficiency and sound proofing, being an excellent moisture barrier.
